🛏️ BEDROOM - Next to your family room, you'll find your own private bedroom complete with queen bed and quality linens! This room also has a TV with Roku, high-speed internet, a desk, chair, dresser, microwave, mini-fridge, mini coffee station setup and functioning closet system with lots of hangers.
🛁 PRIVATE FULL BATHROOM - Located next to the bedroom and living room, this bathroom includes a shower. Complimentary starters include body wash, hand soap, toilet paper and shampoo/conditioner.
🍴 KITCHENETTE - A mini fridge, Keurig coffee maker & microwave is all yours located in your private bedroom. Complimentary starters include coffee pods, creamer, sugar & stir sticks. 2 coffee mugs are provided for your use.
Other spaces upstairs that you'll share with me (and nobody else!) include:
🏊 SWIMMING POOL & PATIO - I'm happy to share my beautiful swimming pool and back patio with you. Enjoy some downtime, early morning coffee or just to unwind on our back patio seating. Dining table/chairs are also available for an outdoor meal.
🍳KITCHEN - Located upstairs, the kitchen is available on a limited basis. You'll have your own cabinet, pots, pans, cutlery, can opener, utensils and even a hot pad and more! You'll also have your own countertop for food prep. I do have a full size fridge/freezer available for your use that is located just inside the garage. The oven & stove is for host use only.
🍽️ DINING ROOM - Also located upstairs, connected to the kitchen & available for guest use.
🧺 LAUNDRY ROOM - Our washer/dryer is for host use only. We are happy to offer you laundry full service for just $5/load! This includes wash, dry & fold. Or if you prefer to do your own, there is a laundromat located nearby.
*Please note - We do have an additional bedroom in the basement which is used by the host, on occasion between the hours of 8am - 8pm.

Guests have private access to the basement living room bedroom, bathroom & livingroom. You'll have access via the front door using a code, then immediately take the stairs down straight ahead to the basement.
The upstairs kitchen is available for limited use. A reserved countertop space and shared sink are available and a single-burner hot plate & a cooking pans and supplies are provided for simple cooking. Please note, the stove and oven are not available for guest use.
One additional room downstairs is reserved for the host and is off limits to guests. Host may access that room between 8am - 8pm. Host will never enter guests private space.
The washer/dryer is for host use only. Laundry service, provided by host, is available upon request for $5 per load (wash + dry). Or a laundromat is also located about 1.5 miles away.
The neighborhood is safe, no HOA to deal with and plenty of street parking available.
Only 3 minutes to the I202 gives quick access to the I101 which takes you to Phoenix, Tempe or Scottsdale. Downtown Gilbert is a quick drive south of here and offers great restaurants and nightlife. We're really centrally located!!
Uber and Lyft are available in the area though possibly include a short wait.
Mail, packages and deliveries are not permitted at this property. Guest will need to use an off-site option such as Amazon Locker, USPS Hold for Pickup, UPS Access Point or FedEx Office to receive all mail, packages and deliveries.

Our home is owner-occupied upstairs & are available to answer any questions or address any concerns. There are no pets that live on the premises.
No smoking of any kind, vaping, pets, drugs, guns, gambling events or partying is permitted on the property.
We keep a calm home and appreciate quieter evenings. Please observe quiet hours from 10:00 PM–8:00 AM.
In Guests private bathroom: Under NO circumstances can anything be flushed down the toilet such as large amount of toilet paper, baby wipes, flushable wipes, tampons, a pad, etc. The sump pump WILL flood & if any such thing goes down the toilet and guest will be responsible for the cost of any damages/repairs if sump pump is clogged or jammed due to negligence of Guest. Host will not be responsible for any damages to Guests belongings in the event of a sewage flood.
Mail & Packages:
No mail or packages. Guests may not have any mail, packages or deliveries shipped to the property address or mailbox. This includes Amazon/UPS/USPS/FedEx/Walmart, subscriptions, grocery/food delivery and medication delivery. Please use off-site pickup/lockers/hold-for-pickup only. Any items delivered here are not accepted and may be refused & returned.
Cameras:
Outdoor cameras monitor entry points, driveway, backyard gates & exterior areas. Footage reviewed only for guest arrival, emergencies or rule violations.
Insurance:
Guests are required to carry their own renter’s insurance.
Homeowner’s insurance does NOT cover:
• Guests
• Personal belongings
• Vehicles
• Visitors
Any additional visitor or overnight guest must be pre-approved in writing and requires Hosts approval. Only those on the airbnb reservation are authorized to stay overnight.
Our home is a no-shoe home, so feel free to leave your shoes just inside the front door under the cabinet.
