Comfy two-bedrooms, close to YYC airport and to a lot of amenities. Legal basement suite and has been city approved. Queen bed in room 1 and two twin beds in room 2. Has cute kitchen, dining and living area. Spacious washroom. TV in room 1 with Netflix, Youtube and news apps.

My wife Ghe, my 6 year old son, and I (Gui) live in our home with a legal basement suite. The guests will stay in the legal basement suite. The suite has a separate side entrance. We enjoy meeting new people and learning about new places that we want to visit one day. We are open to having conversation with our guests if they have time and if they are willing. But, we also respect the privacy of our guests. If there is anything you need, we would be very happy to help you out.

We welcome you to our home and we try our best to offer you a pleasant and comfortable stay. Ghe works in healthcare services and I work in the financial services. She is in the business of helping the elderly live with dignity. I am in the business of helping people of all ages get financial protection, accumulate wealth, save on tax and retire rich.

Our home is fairly new, it was built in 2014. Just like most of the houses in North America, it is a “drywall and stud” construction home. So just be aware that you may hear from the family you will be sharing the house with and vice versa. We wake up at around 6 AM to prepare for work and for our son’s school.

Our guest’s safety is our primary concern. As a legal basement suite, this suite meets all the requirements and all the safety standards set by the city of Calgary. The furnace room has water sprinklers in the event of fire. Smoke/Carbon Monoxide detectors are installed and an escape ladder and a fire extinguisher are available and are situated in the strategic areas.

Airbnb is a highly regulated industry in Calgary. To satisfy the city’s regulations, the hosts will require the booking-guest(s) to provide a valid email address and phone number.

The guest(s) will have the suite for themselves. The backyard (green area and ground level patio) is a common area. It is close during winter.

The hosts are trying their best to offer the guests a comfortable stay for a very good and reasonable price. The hosts do not charge the guests for services they may not need, e.g. use of laundry and backyard grill. These services will be available “on demand” with a separate fee: $10/load for laundry (includes washing, drying, detergents, downy and bounce), $10 for grill use.

Cleaning fee is charged only once per booking. This means that guests are charged only ONE (1) cleaning fee whether they stay only for one day or for one month. It is for this reason that we expect our guests to help keep the suite clean. Let’s do “Claygo” or Clean as you go!

Shoe Rack:
Shoe rack is available upon entry. Every guest needs to leave their outside shoes here. Our home has a “no shoe policy”. This means that outdoor shoes must never be used inside the house.

Laundry:
The guests may ask to use the laundry. The host will charge $10 CAD per load. This includes laundry liquid soap, downy, dryer sheet and dryer. Be mindful that underwear and socks should be placed in a laundry washing bag to avoid clogging. Laundry washing bags are available.

Common Area:
The backyard’s ground level is a common area (green area and sitting/dining area) to be shared between the hosts and the guests.
The backyard also has a grill. We do not charge our guests for the grill as most guests do not use it. Guests who wants to use the propane grill may do so. The hosts will charge $10 CAD for it.

Quiet Time:
Quiet time needs to be observed from 11pm to 6am.
The hosts do not tolerate any rude attitude, racism, hateful comments, bad behavior and violence. Any issues related to these will result either with the guests being asked to leave the property or the guests being referred to proper authorities. The guests in this situation will still have to pay the full amount of the booked days.

Food and Beverages:
The hosts do not provide breakfast. But the hosts do provide some complimentary stuff, such as, coffee, sugar, cream powder, tea. Brita pitcher with filter is provided. Calgary water is very potable. An excerpt from the city of Calgary’s website states that, “The City of Calgary works hard to ensure a safe, clean and reliable supply of drinking water. Our world-class water treatment and testing facilities continue to meet or perform better than all federal and provincial health guidelines. Our water quality team closely monitors drinking water daily throughout the system from the river, to our treatment plants and throughout the distribution system that delivers water to homes and businesses, conducting more than 150,000 tests annually”.

Pricing:
The hosts are trying their best to offer the guests a comfortable stay for a very good and reasonable price. Cleanliness:
The hosts clean and have the rooms ready for the guests. The hosts expect the guests to keep the suite clean throughout their stay.

Toiletries:
Shampoo/conditioner, soap/bodywash, disposable tissues, towels are provided.

Allergies:
One of the hosts is allergic to cat and dog’s hair and other pet related things. So, there will be no pets allowed in the house at any time.

Entertainment:
There is a TV in room 1. The hosts are providing fast and efficient wifi. The guests should be able to access the wifi and use their devices easily.

Parking:
The hosts provide one parking space on the driveway (in front of the garage). The car that is to be parked on the driveway MUST have no oil leak or any other leaks that could stain the driveway. Otherwise, that car should automatically park on the street.

Booking For others:
The hosts accept other people booking other guests for us. But, please, do let the hosts know if you are booking in behalf of someone else. The guests (the persons who will be staying in our home) will be subject to the same rules and regulation as the regular guests. The guests will be required to present a valid government photo ID upon check in for security reasons. The booking will be under the name of the person who does the booking and not on the guests. All charges will be charged to the credit card of the one who is booking plus additional charges including charges for damages that may be incurred during the guests’ stay. In addition to that, the reviews will also be done under the name of the person doing the booking.

Damages:
The hosts will charge the guests the following amount for damages:
• Brita pitcher - $30
• Hot water kettle - $30
• Plates - $10 each
• Cups and mugs - $5 each.
As mentioned above our house is fairly new and it is a typical “stud and drywall” construction. The guests are expected to be careful with the walls. Guests are not allowed to put anything on the wall that could “damage” it (no pins, no tape, no markers, no nails, etc.). Any damages in this case will be charged to the guests. Moreover, any damage in the house caused by misuse or intentional wrongdoing will be dealt with accordingly. The hosts reserve the right to charge the total amount of the damage as estimated by a professional contractor to the guest responsible for the said damage(s).

Visitors:
STRICTLY NO VISITORS ALLOWED. Airbnb is highly regulated in the City of Calgary. Only a maximum of two adult guests per room is allowed. Our suite has a total of two bedrooms. So, the suite has a maximum capacity of 4 adults. The hosts will only welcome guests and not visitors. The hosts expect every guest to respect this as this is both an insurance and safety issue.

No Smoking:
Strictly no smoking inside the house. Anybody caught will be charged $200 CAD and this will be charged directly to their credit cards through airbnb.

Drugs, Marijuana, Alcohol:
Any use of drugs and marijuana are strictly prohibited inside the house. Anybody using these stuff will either be escorted outside of the house or, depending on the gravity of the case, will be referred to proper authorities. In this case the reservation may be revoked immediately. Alcohol, such as beer and wine, is allowed. But, please drink moderately!

No Curfew Time:
Once initial check in is done, the guests can come in and out of the house at any time. You will have your room key with you and the main door codes had been provided to you. Just be aware of our quite time (11pm – 6am).

Snow Clean Up:
The hosts clean up the front pathway, the driveway and the walk through going to the front entrance of the house and the secondary suite on a timely manner. The hosts don't guarantee a snow-free street to park as this is beyond the control of the hosts, the guests and the Airbnb community.

Parking Damages:
The hosts are not responsible for any damage done to guests’ vehicle (theft, vandalism or whatever) while parked on the driveway or on the street. The hosts may be able to help but are not responsible to jump start a guest’s car, push car out of the parking or provide an extension wire for charging. The hosts may charge extra for car charging.

Some Considerations:
It is the hosts’ intention to provide every guest a very nice and restful stay. Please be gentle especially in opening and closing of doors. Like most Canadian houses, our house does not have AC. So, in summer we normally open our windows to let the summer breeze cool the air. The basement suite normally stays very cool in summer. But, If summer time gets really hot the hosts would provide electric fans to the guests (one per room). During winter, the centralized house temperature will be set at a comfortable level. The hosts understand that some guests may prefer cooler setting while others may prefer a warmer one. Please talk to the hosts as this issue occurs and the hosts will try to address the issue in a manner that is acceptable to all.

Our house is located in the community of Saddlestone, a new neighborhood in the Northeast (NE) quadrant of Calgary. On the one hand, it is a quiet and peaceful neighborhood. On the other hand, it is “vibrant, inclusive, rich in tradition and full of life” (a quote from the builder’s website). The house is close to the airport and amenities. PLEASE look it up on the map and only choose to stay with us if you are OK with this location.

- Two blocks from bus station with just 1 bus going straight to the Saddletowne CT Train Station.

- 10 - 15 minutes drive to the YYC airport

- 23 - 27 minutes drive to downtown
