This stunning 1880's Carriage house is quintessential Garden District charm at its height. Masterfully restored and converted into a guest house, with soaring ceilings (13 feet), exposed beams and historic architectural details, this fully stocked apartment isn't short on modern amenities either. A brand-new custom kitchen, tile shower and bathroom bring it up to modern luxury standards. A small deck has been added so that you can enjoy an afternoon under our 100 year-old Live Oaks, join us!

Come stay in one of the only legal, licensed AirBnB Carriage Houses in New Orleans.
The Main House and Carriage House were originally built between 1886 and 1888 by a wealthy river merchant during New Orleans reconstruction years. The Carriage House, specifically, was most likely finished closer to 1888. As its name suggests, it was the storage structure for the owner's carriage. Adjacent to the Carriage House there would have been a simple horse stable. Today it has been lovingly restored and converted into a guest house. In December, 2019 the current owners completely renovated and restored this Garden District gem, updating it with all of the modern amenities you could ask for.

At the Carriage House, you can stay cozy inside or enjoy the private porch under the 100 year old live oak trees. The spacious Carriage House has its own private porch overlooking the enormous side yard. If you're staying in, the interior has been meticulously restored to a luxurious standard with magnificent panel walls looming 12 ft tall, hardwood floors, a full stainless kitchen, and tile rain shower in bathroom . All of the architectural details have been retained including hardwood floors, original over sized windows, exposed beams, and a cozy gas lamp at the front door.

Please be courteous of our residential neighbors and the other guests and residents at our property. We observe property quiet house of 9pm - 9am daily. If you are being bothered by another guest or neighbor, please let me know and I will handle the issue quickly.

We do not have cable TV. An internet connected and streaming capable TV is provided as well as a digital HD antennae which provides all major and local channels. Please feel free to use you own personal streaming subscription with services such as Netflix, Hulu, Amazon, Disney+ and more.

Your booking rate includes up to 2 guests. If you have more guests than this please contact us immediately for options.

** Pets** We now accept dogs and other permanently caged animals only. No cats. Pets are assessed non-refundable “Pet Rent” of $75 or $25/night, whichever is greater for the first pet, while the second pet receives a 50% discount. This rate is not included in our quoted price - it is an additional surcharge. Please contact us prior to check in to arrange for the additional "Pet Rent".
All dogs must remain on the leash while in public spaces. Dog owner must pick up all waste. Dogs must not exhibit excessive barking or other behaviors which disrupt the quiet enjoyment of any other space in the building. Dog owner shall not allow any pets on to any furniture for any reason. Dog owner is responsible for all pet hair and “shedding”. Landlord will pass along any additional extra cleaning fees to dog owner. Dog owner is responsible for any and all damage to the apartment, furniture, or other property by pet. Landlord reserves the right to expel from the building any animal for any reason in his sole discretion.

During inclement weather (rain), if the stone path to the Carriage House through the side-yard is wet and muddy, you are welcome to use to the side porch of the main house to get back to the Carriage House.

Smoking of any kind including vaping is not allowed inside the apartments. Smoking is allowed outside so long as the smoker stands a minimum of 30 feet away from any entrance to the property and picks up their own cigarette butts.

Please pardon our progress as we make improvements to the property. The surrounding side yard may not be landscaped at this moment while we complete maintenance and improvements to the property. We apologize for this inconvenience.

The charming location puts you central to the entire city. Located on the edge of the Garden District, we are one block off of St. Charles Avenue (Mardi Gras Parade Route and the famous Streetcar of New Orleans), two blocks from Lafayette Cemetery #1, two blocks from Commander’s Palace, six blocks (10 minute walk) from Magazine Street (Shopping and Restaurants) and a 10 minute Uber/Lyft ride from the French Quarter. It is absolutely lovely to get up in the morning and take walks through the Garden District to look at the 19th century homes and enjoy lush gardens and live oak trees throughout.

The owner lives on site with his wife and son. Although we are always around the property, we will make sure to give you your space. You can always reach me by phone and I am always happy to answer questions and give city recommendations recommendations.

We have a extremely friendly and fluffy 3-year old Portuguese Water Dog name Teddy. He is frequently in the yard in the morning and evenings. He is very friendly and love people. If you have an issue with dogs or if your dog doesn't play well with other, please let us know so that we can make sure that Teddy gives you your space.
