Bright and quirky flat of architectural and historical significance on edge of New Town. Multi-lingual owner with background in tourism to make you get the most of your stay while in Edinburgh/ Scotland.

The flat is conveniently situated just below Calton Hill and within easy walking distance to Princes Street and the Old Town/ Royal Mile. The flat itself is quiet and yet within one block you have two major bus routes that take you into the centre (both Old and New Town) as well as to Leith, Edinburgh’s busy and trendy harbour area with two Michelin star restaurants or to Portobello, Edinburgh’s seaside with a great sandy beach and nice cafés and bars.
Edinburgh’s unique Holyrood Park and the Queen’s Scottish residence, Palace of Holyroodhouse, are a beautiful 15 mins walk away.

All amenities are within easy reach, a choice of supermarkets, cafés, a famous Italian delicatessen, corner shops, excellent bars and restaurants, fish n chips and off licences.

The flat is bright, airy and west facing in a newly refurbished traditional Georgian tenement (first floor). The tenement is a listed world heritage building designed by William Playfair in the early 19th century. The rooms have tall windows and 12 foot/ 4 m high ceilings.

During the summer months the west facing dining kitchen/ day room has direct sunlight until 8.30 pm and nearby Calton Hill is the perfect place for picnics to watch the sun go down (popular Edinburgh past time – alternatively on the beach).

The dining kitchen has a smeg gas hob and double oven, dish washer and a Fridge Freezer. There is a dining table that sits four to six in case you want to entertain and chandelier with 10 candles that gives the perfect atmosphere for candlelit dinners. A comfortable 1940s sofa lets you relax at any time of the day.

A separate living room with 2 big windows has a sofa and comfortable arm chair to relax and unwind. There is also a TV should you wish to have a cozy night in.

The bedroom is off the dining kitchen and has a queen size double bed, wardrobe and a writing bureau with book case.

The flat is comfortable for 2 people and a baby cot/ high seat can also be provided.

The bathroom has an unusual triangular shape and a powerful shower over the bath tub, under-floor heating and a huge heated towel rail so your towels are always wonderfully warm and dry.

Edinburgh is a stunning and surprisingly compact city with plenty of museums, art galleries, art house cinemas, concerts and other cultural activities, restaurants and breathtaking views and sites.

I have been living in Edinburgh for 23 years and work in a language centre that also has a tourism segment.

If you need any tips for Edinburgh, the surrounding areas or further afield in the Highlands and Islands, just let me know and I am happy to give recommendations and share some local secrets to make your stay unforgettable.

Our famous tram now runs from the airport to the city centre. The final stop is just two corners away from my flat and the best way to travel.

If you arrive by car:
Street parking is free from Fridays 17.30h until Monday mornings 08.30h. It is generally easy to find a space. If you need to park mid week then it is £2.00/ hour with 4 hours maximum. However, 2 blocks away is where free and safe street parking begins.

Top of Leith Walk/ Elm Row is a great location. Many nice cafes, bars, restaurants and shops are constantly opening and turning this area into a hip and thriving yet safe and pleasant neighbourhood. Broughton Street, one of the best and happening streets in Edinburgh is just a few blocks away.
Leith Walk is one block away and Edinburgh's latest hip and trendy streets with international cafes, shops and hardly any chain cafes/ stores on it.

Calton Hill with stunning views is near by and of course Princes Street, the Palace, Parliament and Royal Mile/ Castle are also within an easy walk.

Within two blocks of my flat you find various supermarkets, off licences, cafes, bars, pubs, restaurants, delicatessens and corner shops yet the flat is in a quiet residential street, in a beautiful building with a nice street view.
