We built the house 1997 and have continuously upgraded in order to adapt to weather conditions in the Philippines as well as high standard of living.

Having worked with designing products in Europe, this is a project that lies quite close to my heart. I have designed the whole house from gates to roof and used the "Sea-life motiff" all the way from balusters to all furnitures which were handcrafted per my design and are all made in Philippine- famous Narra-wood.

I think I deserve a good quality house to stay at during my vacation and I try to see to it that my house lives up to that. Please let us know of your needs in order to make your stay almost-perfect!

You have exclusive access to the whole property and will be met by our Property Manager upon check-in and check-out.

Bedroom access as well as linens and towels will depend on total numbers of guests booked.

ACCESS to fully Airconditioned Bedrooms as follows:
- Master’s bedroom (2 adults and a child under 2 y.o. (This room is made available for all bookings)

- Access to below Bedrooms depending on number of occupants)

- Bedroom 2: (4 persons)
- Bedroom 1: (2 persons)

Access all the time since this is an open space
- Family room (with sofa bed for 2 persons) NOTE: ceiling fan only

Following is provided upon check-in. Refills are for the guest’s own cost

TOILET & BATHROOMS:
- 1 toilet roll each TBR
- Shampoo & Body Soap
- Liquid hand soap

KITCHEN 1:
- 1 container purified water
- Liquid hand soap
- Dishing soap

KITCHEN 2:
- Laundry detergents for 1 washing
- Dishing soap
- LPG/Gasul (refill on our account for stays of max 1 month

HOUSE RULES AND OTHER IMPORTANT INFORMATION:
(a separate agreement containing furnitures available in the property will be presented to you for signature and acceptance upon check-in). This serves as a completing document aside from House Rules herein between LESSOR & LESSEE.

1/ Please ensure your booking is in accordance to exact number of guests checking-in as we have to secure gate pass for confirmed guests. <only <registered guests are allowed access in the Clubhouse.

I M P O R T A N T:
Our Booking Mgr is or may be in other time zone, kindly adress any immediate concern directly to our staff unless you have no local number and could only send messages thru your booking channels.

Check-IN & OUT Policy
Please Note that hand-over of keys will be between our “official guest” who made the reservation and our Staff. Kindly understand that the agreement is between you and us thru our official representative.

CHECK-IN 3-6pm
The Village Security Guards will be informed of your arrival. Our Property Manager (PM) or OnCallAssistant (OCA) will meet you win the Villa. She/He is wearing IRPM uniform for easy recognition and will attend to you upon Check- IN and OUT and is available thru his/her mobile phone from 8-5 pm. Please consider traffic in case of immediate, personal attention needed.

Kindly bring an official ID upon check-in

Village Guards would also assist you 24/7 with your general inquiries if needed but has no responsibility nor is allowed to give or accept the keys for you.

EARLY Check-IN & LATE Check-OUT:
- EARLY check-ins can be accommodated depending on availability only which should be advised day before your arrival. A fee of PhP 100/hr before 3 pm will be charged accordingly.
- LATE check-in will be charged PhP 100/hr from 6 pm.

We appreciate receiving advise from you latest 5pm should you not be able to come on time.

We deem your booking as NO SHOW should you not arrive by 12 midnight of the same day without prior notice. Next possible check-in should be 12 noon the following day if the property is available. This will then be considered a NEW BOOKING if your reservation was only for a 1-night stay.

WAIVER:
IRPM is not responsible for any refund whatsoever for NO SHOW under above condition nor the general condition of the particular booking site.

CHECK-OUT: 12 noon
Kindly advise DAY BEFORE if you plan an earlier check-out. Our guests are responsible to return the keys only to our designated staff.

LATE check-out is subject to availability and charge of PhP 100/hr from 12 noon.

OTHERS
Be concern about environment. Pls turn-off Aircondition units, lights and fans when you're leaving the house for many hours or whenever not in use.

- Strictly no smoking inside the house.

- Only indoor slippers are allowed inside the house.

- Please make sure all items are returned where you got or found them and don't move the furnitures anywhere else than where you found them.

- No pets/animals are allowed inside the house unless approved by us first. This is subject for a fee IF we approve.

- Please respect our neighbours. No loud noise after 10pm and before 8 am.

- Please see to it that left over foods are kept in the refrigerator in order to avoid presence of astray cats, rodents and other insects for your safety and well-being.

- All garbage are to be disposed in the available containers beside carport.

- This is an Airbnb rental (prices are comparatively lower than normal hotels) , we expect our guests not to leave the house messy after checking-out. In short, kindly treat the property as you would your own homes.

- Lastly, there is a bar in the house as well as canned goods in the kitchen. You may consume provisions and pay upon check-out. A price-list is provided upon arrival.

Hi! My friends call me ONNIE. I'm a Civil Economist by profession who have worked in sales for the last 30 years after managing my own firm (IL Trading Company which was operative in the Nordic countries) in 17 years. As a result, “PASADYA” (custom-made) was registered in the Philippines as my very first firm in Manila. We catered to Nordic, exclusive chain of stores and provided them with products which I personally designed together with respective Product Managers we worked with. The Philippine Embassy in Stockholm would refer to me as “a success story”, being able to place Philippine products in the Nordic map as a 26-year old Entrepreneur. Dec 08, 2017 was the birth of my second company; INGHOLT Rental and Property Management as well as a revival of "Pasadya" which caters to exclusive properties and its InteriorDesign within Luzon. I enjoy engaging myself in Property Management and rentals as an extra job and thrive in the challenges that goes with it especially that of delivering customer satisfaction to my guests. Just the way I expect my hosts to do when I sit on the other side of the table so to speak.
