Condo features numerous updates and amenities. Incredible location in the desirable Baxter Heights neighborhood. Just feet from parks, trail access and Cheney Lake! Located in a quiet safe neighborhood, near Baxter Elementary School and across from The Anchorage Waldorf School.

Near Hospitals, UAA and JBER's Boniface or Muldoon Gates.

Friendly well-behaved pets are welcome here!

Recently updated open concept 2 bedroom 1 bath condo featuring Alaska themed decor, a very large fenced in yard, shared furnished deck and brick patio with fire pit.
This is a dog-friendly condo featuring a private entrance, durable top grain leather furniture, fully equipped kitchen with stainless steel Samsung appliances, composite granite sink and wine bar with wine cooler.
Cedar walled laundry area with top of the line Whirlpool washer and dryer with steam refresh feature.
Sleeps 4 with 1 King bed, 1 full bed, 1 full size air mattresses and a very comfy couch. Full blackout curtains throughout to block the Alaskan "midnight sun" and ensure a great night's sleep.

Guests have full access to the property common areas and the entire condo with the exception of the locked closet in the smaller bedroom and far left cabinet above the laundry.

I own the entire building and lease the other 3 condos to long term tenants. Pets are welcome as long as they are friendly and well behaved. Other friendly pets live in the neighboring condos and share the yard.

Neat-freaks, slobs, and nit-picking complainers are not welcome. Boring average people only please. If you complain about things like finding crumbs in the toaster or dust underneath a couch or heating register, please don't book here. This is not a hotel. This is my home that I make available while I am away and I'm charging far less than what a hotel or resort would charge for something similar. The “cleaning fee” is not to cover cleaning costs but rather to allow short term stays without increasing the nightly rate so high that longer term stays become prohibitively expensive. (Note due to complaints about the fee, I have raised the minimum nightly rate and eliminated the cleaning fee and no longer allow short-term bookings less than a week for reservations made after February 8, 2021.) The place will be clean by reasonable standards and is accurately represented by the photos but it is not professionally cleaned between guests and it is not realistic to expect that things will be spotless or perfect. You can expect the sheets and linens to be washed between guests, the place won't be cluttered, or disgusting, counters will be wiped down, dishes cleaned etc. but if you expect a hotel experience, please book a hotel room and skip home sharing services like Airbnb.

Please do not leave dirty dishes. Load and run the dishwasher and pile used linens in front of laundry at checkout.

Quiet hours are 10pm - 8am.

Park in any numbered spaces or on the street only. No parking in front of the building on the opposite side of the parking lot, those aren’t my spaces.

My cynical answers to commonly asked questions:
1. Trash goes in the dumpster by the street.
2. There is no curbside recycling service available but you can take your recyclables to the Carr’s parking lot down the street on Northern Lights. There are public recycling bins available there.
3. Yes I know it takes forever for the water in the kitchen to get hot. No there’s nothing I can do to make it get hot faster.
4. The shower control can be a bit finicky but it will get hot if you don’t turn it all the way up.
5. Yes I know the heating system sometimes groans and makes noise. It’s a 60 year old building with an old boiler system and I don’t have tens of thousands of dollars to upgrade it.
6. No I don’t make any profit by offering my place on Airbnb I don’t even make enough to cover my monthly expenses, not even close. In fact I’d make more if I just rented it unfurnished but unfortunately that’s not an option since I still need to live there when I’m in Alaska for work. I’m offering my place on Airbnb to help make ends meet, I’m not running a business.
7. No I can’t teach you how to operate my electronics over the phone.
8. Yes I know the house isn’t spotlessly clean like a hotel. I make this very clear in the description and this should be considered before booking. Neat freaks should not book my condo, you won’t be happy. By not paying the exorbitantly high prices for professional cleaning charged in Anchorage I can offer my place at a more affordable rate.
9. No I won’t give you a discount / refund because you didn’t read the description before booking and expected something else as a result.
10. I give all my guests 5 star reviews (unless they steal from me or trash my place, yes unfortunately it happens) I expect the same in return.
11. Yes Ryan will promptly repair things if they break, no i won’t give you a discount / refund because of the “inconvenience”. Things happen that I can’t control and again I’m not running a business. I’m just letting people stay in my place when I’m gone, and charging less than what it actually costs me to do so in order to help make ends meet.
12. There’s no reason to leave less than a 5 star review. I do my best to be fully upfront and transparent about what to expect. 4 star reviews and lower hurt hosts and I consider them rude. If you can’t give 5 stars please don’t leave any review at all.
13. No I’m not a total jerk, I’m just burnt out on all the whining, complaining and rudeness of picky, needy, and entitled guests. Please don’t be one.

This is a very safe and quiet neighborhood, located near an elementary school and surrounded by parks, lakes and the municipality of Anchorage's world famous trail network as well as shopping, restaurants and easy access to public transportation.

My wife Stephanie and I joined Airbnb to rent out our homes in Anchorage, AK after we were transferred to Travis Airforce base in California in 2016. When our time with the Air Force was up we decided to stay in California For a while but we love Alaska so much that we kept our homes in Anchorage so we could come back to visit regularly.
