NO SMOKING IN THE HOUSE

The house has been cleaned and inspected prior to your arrival. If the unit is not cleaned to your satisfaction, please contact Chris Clements at 504.415.5935 immediately upon arrival.

Report any damages, faulty equipment, or any broken items immediately upon arrival.

Do not take sheets, towels, washcloths, kitchen towels, pillows, blankets, etc. to out on the boat or into the pool or river.

Check In Check Out Information and Duties:
1. Check In time is 4:00 pm CST.
2. Check Out time is 11:00 am CST.
3. Any and all trash must be removed from the house and placed in the green garbage
can located under the carport. (Kitchen, Bathroom, and any other Receptacles)
4. Dishes need to be cleaned and put away.
5. Pots and pans must be left clean and put away.
6. Linens must be left in the same supply as found. All linens should not be stained.
7. Please set the thermostat to 78 degrees during the summer and 60 in the winter.
8. Charges may be assessed to any tenant for cleaning duties above and beyond the standard services, such as food left in the refrigerator, spills, stained linens, soiled carpets, etc.

General Rules and Guidelines:
1. Do not sit on indoor furniture, bedding, etc. with wet swimsuits or while wearing sun tan lotion. Please do not rearrange or remove any furnishings, décor, kitchen items, etc. from the house.
2. Do not hang or throw anything into the river or boat slips which is non-organic. (Bottles, cans, any metal item, glass, etc.)
3. We reserve the right to enter the unit for maintenance or a walk through if deemed necessary.
4. There shall be no smoking within the unit. Smoking is allowed on all exterior sections of the building with exterior doors closed.
5. Pets are not allowed unless otherwise noted in your rental agreement.
6. Please ensure that the refrigerator and freezer settings are set to the medium temperature to ensure proper, uninterrupted operation

Please respect the home as if your own. We have gone though much trouble and expense making the house the way it is. We expect you to respect the dwelling and possessions with the utmost care.

Please note that we understand high performance boats and how they sound and operate, we ask that the coming and going for these vessels become restricted after 11pm on weekends and 10pm on weekdays. Also, be courteous of our neighbors, enjoying music is perfectly fine but be aware of the time and music levels on the exterior of the house.

General House Information:
Air Conditioning: The house has two units. One control pad is located in the kitchen area and the second is located just outside the master bedroom.

Hot Water: The house is equipped with two large water heaters. They will provide 90 gallons of hot water. Due to their size they may require more time to recover if depleted.

Dishwasher: The dishwasher is a very good one but it does take a while to wash. We suggest making sure that the unit is completely full before starting a run.

Cloths Dryer: We have found that the dryer does normally take longer to dry many cloths. Sometimes 2 complete cycles. Always check the lint trap to ensure the fastest drying times.

TV: The house is equipped with an oversized TV in the living room and a TV in the Master Bed Room. The TV remote should be placed on the TV stand below the TV. The surround sound receiver remote should also be on the stand as well.

Showers: All of the showers are fully tiled and enclosed with full shower doors. We request, when possible, to leave the shower doors open to allow the showers to dry adequately after use.

Pool: The house has a great pool. Please remember to not wear any type of foot wear or place any items with sharp edges or corners in the pool as this may result in a tear in the liner. As damages are the full responsibility of the renter, subject but not limited to parts, labor, additional charges, etc. We also ask, as possible, to ensure the pool contains an adequate water level and that the skimmer is fee of any debris. The level should be ½ to ¾ up the skimmer. If needed, please add water. Note: The pool will run for 8-11 hours per day.

BBQ: The house is fitted with a large Wilmington Gas Grill just outside the back door. We ask that the grill is not relocated onto any wood surfaces for safety.

Boat Slips/Shed: The boat shed is equipped with dusk till dawn light to always allow safe reentry to the slips after your relaxing midnight cruises. The slip also has 4- 8ft florescent lights and outlets to keep all of your water toys charged. You will find two hoses, on near the back door and one along the left slip to clean up that beautiful water toy.

Parking: The house has a 3-car carport and a two-car driveway for parking. Additional parking is available on the right side of the house in the gravel drive. We request that no one parks on any grassy surfaces.

Kitchen: The kitchen features 6-burner propane stove, a duel oven, microwave and any utensil you should need. If you find that you are in need of something that we do not have please let me know. I would like to have anything on hand that anyone may need for his or her stay.

Directions:
The house is located at 31879 Tiboe Plaza, Springfield LA.

From New Orleans: Take the Ponchatoula/Springfield exit towards Springfield. Travel to the town of Springfield and turn left at the red light. Turn right at the Chevron station. Follow Highway 22 until you see the flash Warsaw Marina sign on your left. Turn right. At the first fork turn right, at the second fork, turn right, at the third fork turn left. The house is on your left. The house has a red front door with gray exterior.

From Baton Rouge: Take the Albany/Springfield exit towards Springfield. Turn right. Travel down the highway until the fork with the VFW hall to your left and gas station to your right.
Turn left. Travel through the town of Springfield and turn right at the Chevron station. Follow Highway 22 until you see the flash Warsaw Marina sign on your left. Turn right. At the first
fork turn right, at the second fork, turn right, at the third fork turn left. The house is on your left. The house has a red front door with gray exterior.

Boating Directions:
We recommend you launch your boat at the public launch on Old Highway 22 just to the left of the large bridge. The launch is newer and the decent angle is slight. From this launch head up river (under the bridge) and follow the right fork (Blood River). Once you reach the no wake zone, you will see Warsaw Bar, continue on until the last canal on your right. Follow this canal until the fork and turn right. The boat slips and pool will be on your left.

To get to Tin Lizzy’s, Boopalus, Prop Stop, Sun Buns, Fuel Dock, or Middendorfs:
Leave the house and turn into Blood River. Continue on under the bridge. Boopalus is on your left next to the launch and Tin Lizzy’s is on your right just ahead. Prop Stop is around 9 miles from the house by boat. It is ~6 miles from Prop Stop to Sun Buns or Middendorfs. We suggest have a sunset dinner on Middendorfs back patio. The seafood sampler is fantastic. Prop Stop serves the ever popular and unique Worm Bucket.

On Water Fuel:
For on water fuel you have two options, Tin Lizzy’s marina and the Fuel Dock.

The fuel dock is next to Middendorfs with non-ethanol fuel. They are generally around a $1 higher per gallon than on land. Tin Lizzy’s offers 87 and 91 octane and Diesel.

Food, Ice, Beer, etc.:
Carter’s supermarket on Highway 22 offers hot or cold breakfast, lunch, and dinner in Togo form. The food is generally great. We have found their prices to revival many large chains and many times cheaper. Carter’s does not carry liquor. The only liquor can be bought at the Chevron station or the Walmart in Ponchatoula. There is a bulk ice machine in Springfield off of Highway 22 just across the small concrete bridge heading towards Ponchatoula. Tin Lizzy’s marina, Carters, and most gas stations carry a wide variety of beer and bagged ice.

Bars:
The area offers many on or off water places for entertainment.

We are two brothers who love the outdoors. Hunting, fishing, boating, etc. We enjoy the tranquility of the river and the fun in the sun at the beach. We have tried to make each house unique and very comfortable.
